We are seeking a detail-oriented and motivated Junior Escrow Assistant to join a team in the Mid-Wilshire area of Los Angeles. This role is ideal for individuals with a strong interest in core value and working for and escrow company and a passion for providing excellent client service.

The junior escrow assistant is responsible for all administrative and clerical duties involved in the opening, closing, and maintenance of escrow accounts.

Main Job Tasks and Responsibilities

 Order Insurance, title Reports, demands
-
Communicate with clients, brokers, lenders regarding questions and/or escrow needs
-
Prepare and transmit opening packages for buyer, seller, brokers and lender
-
 Prepare documents for signature, including Grant Deed, Certification of Trustee,
-
Substitution of Trustee and Full Reconveyance
-
 Order 9A Reports
-
 Open/Close Interest Bearing Accounts (IBA)Â
-
Make Partial Withdrawals
-
Send Wires
-
 Receipt in Money
-
 Prepare Amendments: vesting, change in vesting and/or sales price, termite and
               prelim approval
-
 Prepare estimated Closing Statement to include all costs: Title, lender, escrow and
               miscellaneous fees
-
 Set up file to record with title
-
 Close out file – send buyer, seller, brokers, lender all packages and checks.

Prepare 1099 and FTB withholding, if required
-
Prepare Exchange amendment and exchange documents for signature.

 Other duties as assigned.
Education and Experience

 Minimum AA degree or relevant experience
