Job Description

We are seeking a detail-oriented and motivated Junior Escrow Assistant to join a team in the Mid-Wilshire area of Los Angeles. This role is ideal for individuals with a strong interest in core value and working for and escrow company and a passion for providing excellent client service.

Job Title: Junior Escrow Assistant 
Direct Hire: 
Salary Range: $50K to $70K depending on experience 
 
Job Duties: 

The junior escrow assistant is responsible for all administrative and clerical duties involved in the opening, closing, and maintenance of escrow accounts.
 
Main Job Tasks and Responsibilities

  •  Order Insurance, title Reports, demands

  • Communicate with clients, brokers, lenders regarding questions and/or escrow needs

  • Prepare and transmit opening packages for buyer, seller, brokers and lender

  •  Prepare documents for signature, including Grant Deed, Certification of Trustee,

  • Substitution of Trustee and Full Reconveyance

  •  Order 9A Reports

  •  Open/Close Interest Bearing Accounts (IBA) 

  • Make Partial Withdrawals

  • Send Wires

  •  Receipt in Money

  •  Prepare Amendments: vesting, change in vesting and/or sales price, termite and

               prelim approval

  •  Prepare estimated Closing Statement to include all costs:  Title, lender, escrow and

               miscellaneous fees

  •  Set up file to record with title

  •  Close out file – send buyer, seller, brokers, lender all packages and checks.

  • Prepare 1099 and FTB withholding, if required

  • Prepare Exchange amendment and exchange documents for signature.

  •  Other duties as assigned.


Education and Experience

  •  Minimum AA degree or relevant experience

  •  Computer literacy

  •  Customer service mindset

  •  Administrative support experience

  •  Success working in a team orientation
